Planning Board Recommends Favorable Rezoning for Fairview Flex and Warehouse LLC Project

The Planning Board discussed and made a favorable recommendation for a rezoning request, ZZ25-11, filed by Kurt Odum on behalf of Fairview Flex and Warehouse LLC. The request aims to rezone the property from R to IG CD C ZD to allow for the construction of two warehouse buildings with flex office space units for lease. The property is located at 8405 Fairview Road and 7830 Large Oak Lane, Tax Parcel IDs 13901202 and 13901238. Modifications were made to address previous concerns, including adding more parking and a left-hand turn lane on Fairview Road onto Large Oak Lane. The project also involves acquiring right-of-way from adjacent properties, including from Mr. Balkam for the turn lane widening. Stormwater management will be handled via an underground detention system. Discussions also covered exterior lighting, signage, fence style, dumpster location, mailbox kiosk placement, and the exterior appearance of the buildings, aiming to be consistent with the town's facade. The applicant estimates attracting small contracting businesses. While the project deviates from the current land use plan, the board found the rezoning reasonable and in the public interest due to its location near existing commercial areas and the proposed road improvements.
